Permanent Financing

Permanent non-recourse debt typically for stabilized properties can range from 5 to 30+ years with amortization ranging from 10 to 30+ years.

Equity Placement

HM Capital’s network of national real estate capital providers includes Joint Venture and Preferred Equity partners.

Single-Tenant / Owner Occupied

Single-tenant financing is based on the credit strength of the tenant. Most single-tenant lenders want long term leases and investment grade credit. HM Capital also offers financing for owner-occupied and non-credit tenants based on review of the owner/tenant’s financial statements.

Construction Financing

HM Capital delivers flexible construction options including short-term construction financing and participating debt programs, as well as one-time close construction to permanent loans eliminating interest rate risk.

Bridge Financing

For value-add acquisitions, short-term transitional financing, and special case scenarios, bridge financing offers flexibility to position for permanent refinancing or disposition.

Loan Servicing

HM Capital has long been committed to servicing our commercial loan portfolio – now totaling over $600 million — in-house. Both lenders and borrowers know they can rely on local and industry-leading servicing and a responsive, single point of contact from underwriting right through the entire loan term.

We don’t believe borrowers should have to deal with strangers at distant call centers for information requests, when they require modifications or when they have other needs. At HMC, our producers and servicing team, knowledgeable about specific loans and local markets, are proud to help throughout the life of the loan.

For lenders, we provide a spectrum of loan-administration services, including payment collection, tax/insurance administration, property inspections and financial reviews. We also handle everything from administering insurance proceeds for repairs and disbursements for renovations, to managing lease approvals.
